Investment Process

Commercial Real Estate Investments - Kilimani Development Holdings adds value throughout the investment process. Investing in real estate online can present the prospective investor with an opportunity not necessarily available in the open market or privately possible due to the typical size of high yield opportunities. The returns achievable by the participating shareholders in one of our selected projects will be much higher than those available in the open market. KDH does not have a huge overhead and infra structure to support and we believe that our investment niche will produce returns double or more than the conventional investment instruments available.

Typical Commercial Property Investment Cycle

STAGE 1· Deal Origination

RealEstate Investments source deals include KDH associated companies, entrepreneurs, contractors, financial institutions, attorneys, business associates and agents. A first phase elimination procedure is applied during this stage.

STAGE 2 · Due Diligence

The due diligence process includes compilation of business plan, market and competitive analysis, financial analysis, tenant reference checks, credit checks as well as an examination of financial structure and legal issues.

STAGE 3 · Deal Structuring

Commercial RealEstate deal structuring includes negotiating transaction terms with prospective sellers, establishing anticipated capital needs, finding and negotiating financing terms with Financial Institutions and Outside Shareholders, as well as addressing accounting, tax and legal issues.

STAGE 4 · Management of RealEstate Investments

Responsibilities at this stage include providing strategic guidance, establish short and medium term goals, implement management systems and accounts, out source non critical services and execute strategies and plans to achieve goals set.

STAGE 5 · Liquidation and Exit

The final stage of the investment cycle involves planning an exit strategy once set goals have been reached and the property has achieved its maximum value. This phase could be delayed with commercial realestate investments having the potential to be continually upgraded to keep track with new market trends and consumer expectations.
