to medium sized Residential and Commercial Real Estate Projects
as well as the development and construction of exclusive
Greenfields Real Estate Projects. The company has assembled
a management team and
support staff who are all accomplished and experienced professionals
who have a diverse and complementary range of skills and
a broad network of relationships. KDH's proximity to Africa's
largest center of entrepreneurial activity is an advantage
in sourcing and managing its portfolio of investments.
KDH's Investment Niche
The KDH Management Team have decided to
focus their attentions in two specific sectors of the market:
The commercial real estate investment market
is traditionally cyclical in nature with a typical 7-8 year
cycle. There is exceptions to this rule and one of them
is the small to medium sized convenience shopping centers.
The range of products sold in these center's are predominantly
classified as "necessities" or "basics" for the typical
household with a demand cycle similar to the overall commercial
property market. The amplitude of the highs and lows are
however a lot less drastic. Listed Real Estate Companies
are in addition forced by volume to focus mainly on larger
shopping malls, hence our specific niche.
For the same reason KDH also invests in
the development and construction of small to medium Residential
Projects, which allows maximum attainable returns on investment.
These projects must have a unique feature either in terms
of concept or on location, preferably both. Construction
projects usually have a 18 - 24 month exit term. Our projects
are usually fully let or sold by the time construction commences.
We firmly believe in our investment strategy
to reach the goal of maximized, secure and sustainable returns
for our Investors. Most companies are extremely aware of
the fact that bad investment choices drag down overall rates
of return. Unfortunately it is also true that most of these
companies carry a huge overhead infrastructure which result
in very low returns for investors. Companies listed in the

property sector have achieved returns averaging 8% over
the past few years which is mainly attributable to the resons
above. KDH's portfolio companies are totally stand alone
entities and no cross subsidization can occur.
The Team's Operating Experience
Many Investment Companies lack the broad
management experience and drive by its directors that contribute
to the success of small to medium sized projects. KDH brings
to its projects, management experience and expertise as
well as access to an established network of highly successful
entrepreneurs. Each of the members of the management team
have complementary backgrounds in line and operations management
as well as the requisite financial expertise.
