Kilimani decided to focus on small to medium
sized real estate projects and have decided to include the
service for investors of investing your
money online. At the moment we are experiencing phenomenal
returns in this sector and we are very pleased about it. We
have developed our philosophy through painfully,expensive
and humbling experience over a long period of time and are
still daily excited about the possibilities in our specific
niche market. KDH would revel in the opportunity to successfully
invest your money in one of our projects and achieving the
return on investment targets set for each project.
Stringent investment approach
KDH evaluates and invests in real estate that
meet specific investment criteria within well-defined industry
parameters. KDH uses senior advisors and consultants to complement
its expertise and to accelerate the decision-making process.
Some of the key elements we are looking for when consideration
is given to a project include:
- A diversified economic base
- Strong supply and demand fundamentals
- Long term growth in demand for space and real estate
- Functional space with high quality design and construction
- Strong competitive position in the market
- Strong tenant mix
KDH Board
Strategic guidance is often more important
than capital. KDH will typically manage most of its portfolio
companies. The management team's experience makes KDH particularly
well suited to assume this role. KDH has monthly board meetings
in which the financial results of the individual companies
are reviewed and adjustments made to strategies implemented.
In addition every new project or acquisition requires an extraordinary
meeting and approval of the board.
Rate of Return targets
When evaluating potential projects, KDH looks
for opportunities where significant revenue and profit potential
can be achieved. Each portfolio company should have the potential
to generate a 30% return on investment, regardless of the
investment cycle.
Initial investment size
Projects are funded to a minimum of 30% by
its shareholders. All portfolio companies are registered as
individual Limited companies, which allows KDH to provide
security to its online investors via a proportional share
issue. KDH and/or its directors will in most cases take up
available shares in each company.
The typical size of investments are limited
to a minimum of $250 000.
Selective use of Senior Advisors
During the due diligence and investment management
process, KDH will from time to time seek the advice and assistance
of senior executives and consultants to whom they have access
in those areas in which KDH plans to invest. KDH believes
that drawing upon the special expertise and experience of
senior advisors and executives in a highly targeted and selective
manner will contribute significantly to the success of the
project and online investor.
